Will leaving Evolve hurt my bookings?+

Not if you do it right. Most owners see a short adjustment period (2-4 weeks) followed by improved occupancy because you now have full pricing control. With PriceLabs and market data, you can optimize for your specific property and market.

What does Guided Control actually mean?+

You own the property. You keep the revenue. Owners have full visibility into every guest message and own the relationship. We handle the backend tech, optimization, and revenue management. You can override anything, any time. We offer multiple transparent tiers so you can choose the level of support and control that fits your needs...from guided optimization to more hands-on assistance. Depending on the plan, you get different levels of dedicated support including a success manager on higher tiers.

How long does the transition from Evolve take?+

Typically as little as 3 days, but can take longer depending on photography, listing setup, and your current situation. You don’t go dark during the transition.

Is the revenue analysis really free? What’s the catch?+

Yes, free. If the data doesn’t support a meaningful improvement, we’ll tell you to stay. We’d rather work with 100 well-matched properties than take on everyone.

Do I need to use Airbnb and VRBO only?+

No. We optimize OTA listings while also building your direct booking engine. Most of our properties run 20-35% direct bookings within 12 months.

What markets do you operate in?+

Currently 12 markets across the US. Texas is our newest market...we’re accepting a limited number of properties there now. If you’re not in a current market, submit the analysis form anyway.

What if my numbers don’t improve?+

We’ll know before you switch. The free analysis surfaces properties where the market supports a meaningful improvement. If the data doesn’t support a strong case, we won’t take you on.

Why are you selective about which properties you take on?+

We will never take on more than 10% of any market so we never compete against ourselves. Every owner we work with gets real attention. When a market is full, it’s full.

Do you offer any guarantee?+

Yes. Our 30% Outperformance Guarantee: give us 30 days, and if we don’t beat your market by at least 30% more than Evolve did, your management fees are refunded. It requires at least 12 months of Evolve history so we can compare your performance vs. your market fairly, and that you follow our optimization plan...in Guided Control, those recommendations are requirements. We’re selective and we stand behind our work, which is how we can promise a number this specific.

If I leave Evolve, do I lose my insurance, photography, and Airbnb/Vrbo listings?+

No. We list you across Airbnb, Vrbo, Booking.com and other major sites, arrange professional photography when you need it, and offer optional damage protection. You keep the essentials...you just gain visibility, pricing control, and a team that actually responds.
